MarketIQ

Better evidence before you commit to a high-stakes property decision.

MarketIQ helps you understand what the market supports before you buy, sell, price or hold a property. It brings asset evidence, market context and analytical interpretation together so you can compare alternatives, test assumptions and see where uncertainty remains.

Begin with the decision

What supports the asset’s position? Which alternatives matter? What assumptions drive the economics? MarketIQ organizes the analysis around the decision, then determines what evidence is needed to answer it.

Current scope

Residential real estate

MarketIQ currently focuses on residential real estate. Valuation is the central analytical problem: what the market evidence supports for an asset’s price, position and comparability.

Rental lenses add complementary economic evidence about the same asset — what it is advertised to earn, and whether price and income-generating potential are consistent. Rental evidence informs valuation; it does not determine it.

This is the current scope of the product and its data, not a boundary on what Jurhen examines.

Current analytical lenses

Residential real estate

  1. Sales

    Primary valuation lens

Understand list-price support, comparability and competitive market position.

  2. Long-term rentals

    Complementary income lens

Understand rental support and the income assumptions the market can justify.

  3. Short-term rentals

    Complementary operating-income lens

Test advertised rates, occupancy assumptions and the operating economics behind them.

  4. Land

    Distinct analytical lens

Understand parcel context, comparable support and the assumptions behind land-related alternatives.

Which lenses apply depends on the asset, the decision, the location and the available information. Published coverage is stated for each market and scope.

Evidence, interpretation, decision

Evidence shows what was observed. Interpretation explains what it may mean. Decision analysis connects that understanding to the alternatives in front of you.

An estimate or inference should never pass for an observed fact.

Current decision modules

Each module is built around a decision you may be facing. Which ones apply depends on the asset, the decision and the available information.

Understand where an asset stands against the alternatives that matter and what the market supports for it.

Test what a pricing position rests on: the market support behind it and the assumptions it depends on.

Before committing capital, understand the asset’s context, its comparables and the assumptions the decision depends on.

Compare assets or alternatives on the same basis, with the differences that matter made explicit.

Understand how costs, income assumptions, risk and alternatives combine into the economics of the asset.

Revisit an open decision when the information or assumptions behind it change.

Understand a parcel’s context, how well its comparables support a conclusion and the assumptions behind alternative uses.

These current modules do not exhaust the decisions an analysis may address. Each analysis has a defined scope and evidence basis.

Independent perspective

MarketIQ tests the case for a position, including the reasons to doubt it. Conclusions are stated with their strength, their scope and their limits, so you know how much weight they can bear.

Reassessment

When a decision is still open and the information changes, the analysis can be revisited on the same scope and basis, so you can see what has actually changed.

Explore markets

Explore MarketIQ by market.

Each market brings local real-estate evidence into the same decision framework, so you can understand where an asset stands, what the market supports and where uncertainty remains.
